Most people booking a house clearance for the first time ask the same thing: what actually happens? This guide explains how house clearance works from start to finish, so you know what to expect before you pick up the phone. It covers the quote, the booking, the day itself, what goes on the van and where it ends up.
- You get a fixed written quote from WhatsApp photos, a phone call or a free visit, and that is the price you pay
- On the day, the crew does a walk-through with you first, then loads, then sweeps out
- Almost everything in a normal home goes in one visit; asbestos, clinical waste, wet paint, chemicals and tyres are the exceptions
- A 3-bed house usually takes four to seven hours with two crew
- You do not need to be there, and anything valuable or personal is set aside for you
01The short version
Here is how house clearance works with Mukin in one paragraph. You get in touch by phone, WhatsApp or email. You get a fixed written quote based on photos or a visit. On the agreed date, a crew of two or three arrives, walks the property with you, then clears it. Usable items are passed on for reuse where possible, recyclable materials are separated, and the rest goes to licensed facilities. Most 3-bed clearances are done in a single day.
| Stage | What happens | What you do |
|---|---|---|
| 1. Quote | Fixed written price from photos, a call or a visit | Send photos of each room |
| 2. Booking | Date agreed, often same or next day | Mention any deadline |
| 3. On the day | Walk-through, loading, sweep-out | Point out what stays |
| 4. Afterwards | Contents sorted for reuse, recycling and disposal | Nothing |
02Step 1: getting a quote
There are three ways to get a price.
| Method | Best for | How fast |
|---|---|---|
| WhatsApp photos to 07857 386029 | Most jobs, from a single room to a full house | Usually the same day |
| Phone call to 07857 386029 | When you cannot get photos, or want to talk it through | A five-minute call |
| On-site visit | Large properties, hoarded homes, unusual contents | Arranged at a time that suits you, no charge |
For photos, a wide shot of each room plus the loft, garage and garden is plenty. Open wardrobe doors if you can. The more the crew can see, the more accurate the quote.
Every quote is written and fixed. The price you are quoted is the price you pay, with no adjustment on the day based on how many loads it takes. If you want a rough number before you send anything, try the instant quote calculator, or read the full breakdown in how much house clearance costs in York.
03Step 2: booking a slot
Once you accept the quote, you pick a date. Same-day clearances are often possible in York if you get in touch in the morning, depending on crew availability. Next-day is usually straightforward. Larger properties, or jobs that need a bigger vehicle or extra crew, may need a couple of days to arrange.
If you are working to a deadline, say so when booking. Probate clearances often run to a solicitor's or estate agent's timeline, and end-of-tenancy clearances need to be finished before the next tenant moves in. The date can usually be worked around it. Our guides on probate house clearance and end of tenancy clearance cover those situations in more detail.
Between booking and the day, there is not much you need to do. If you want to get ahead, how to prepare for a house clearance has a short checklist.
04Step 3: on the day
The crew arrives at the agreed time. Standard crew size is two people. Larger properties and three-storey houses get three.
The walk-through. The first thing the crew does is walk the property with you, or whoever is letting them in. This confirms what is going and what is staying. If anything has changed since the quote, it gets discussed now, not at the end.
Loading. Rooms are cleared one at a time, usually starting furthest from the door. Ground-floor flats are quicker. Top-floor flats without a lift take longer, and that is built into the quote.
Personal items. Paperwork, photographs, jewellery, cash and anything you have flagged as sensitive are set aside and handed to you, not loaded. The crew does not make decisions about sentimental items without asking.
Sweep-out. When the rooms are empty, floors are swept and the crew checks each room with you before leaving.
Got something unusual?
Pianos, gun cabinets, large fish tanks, heavy workshop tools: most things can be handled, but knowing in advance means the right equipment comes on the van. WhatsApp a photo first.
05What house clearance companies take
The question that comes up most when people ask how house clearance works is "do you take everything?" The honest answer is: almost everything in a normal home.
| Goes in the clearance | Handled separately | Not taken |
|---|---|---|
| Furniture, beds, sofas and mattresses Fridges, freezers, washing machines, cookers TVs, computers and small electricals Garden furniture and garden waste Dried-out paint tins Bags, boxes and general household rubbish |
Paint tins still holding liquid paint Household chemicals, oils and solvents Tyres Gas bottles |
Asbestos (needs a specialist removal contractor) Clinical waste such as sharps |
"Handled separately" means these items cannot go in the van with the general load. Point them out in your photos so they are dealt with in the quote rather than found on the day. If the crew comes across material that looks like asbestos during a job, they will stop, flag it and explain the correct route.
06What happens to the contents afterwards
Every load is sorted rather than tipped as one mixed pile. The aim is to keep as much as possible out of landfill.
- Reused: furniture and household items in good condition go to local charities and reuse networks where they will be taken. If you would rather arrange that yourself first, Freecycle and other free giveaway options in York are a good start.
- Recycled: metals, electricals, cardboard and wood are separated for recycling through licensed facilities.
- Disposed: the remainder goes to licensed waste facilities. Nothing is fly-tipped.
Mukin holds an Upper Tier Waste Carriers Licence (CBDU585818), which is the registration needed to carry other people's waste. You can check any company's registration on the Environment Agency public register. It takes under a minute and is worth doing whoever you book.
If you are wondering whether anything in the house could be worth money, do house clearance companies pay you gives an honest answer.
07Step 4: the paperwork
Under section 34 of the Environmental Protection Act 1990, anyone handing over waste has a duty of care. For a householder, that mainly means taking reasonable steps to check the person taking it away is registered to do so. If waste ends up fly-tipped and you handed it to an unregistered operator, the trail can lead back to you.
Businesses, landlords clearing commercial premises and anyone clearing on behalf of a company go further: they need a waste transfer note recording what was collected and where it went. Mukin can provide one on any job. For the full detail, see our waste transfer note guide.
Even as a householder or executor, a written record of who cleared the property and when is useful to keep with the estate or tenancy paperwork.
08Do you need to be home?
No. Many customers prefer not to be there, particularly for probate clearances where being in the property is hard. The common options are:
- Leave a key with a trusted neighbour who can let the crew in
- Use a key safe with the code shared in advance
- Ask the estate agent or solicitor to provide access
If you are not there, the crew will call or WhatsApp you if anything turns up that needs a decision, and before and after photos can be sent when the job is finished.
09How long does a house clearance take?
| Property size | Typical time | Crew |
|---|---|---|
| Single room or studio flat | 1 - 3 hours | 2 people |
| 1 - 2 bedroom flat | 3 - 5 hours | 2 people |
| 3-bed terraced or semi | 4 - 7 hours | 2 people |
| 4 - 5 bed detached house | 6 - 10 hours | 3 people |
| Heavily hoarded property | 1 - 3 days | 3 people |
These are working estimates. Access, the amount of contents and the number of floors all affect the actual time. The walk-through at the start of the day gives the most accurate picture. For heavily filled homes, hoarder house clearance explains how those jobs are planned differently.
That is how house clearance works from the first photo to the last sweep. If you have questions that are not covered here, call or WhatsApp 07857 386029 and Aaron will talk you through it.
Frequently asked questions
Do house clearance companies take everything?
A licensed clearance company takes almost everything in a normal home: furniture, beds and mattresses, white goods, electricals, garden items and general household rubbish. The main exceptions are asbestos and clinical waste, and wet paint, chemicals and tyres are handled separately rather than going in the general load. Mukin will tell you before the job if anything falls outside that.
How long does a house clearance take?
A single room takes one to three hours. A 3-bed house with two crew usually takes four to seven hours. Larger properties, or homes with a lot of accumulated contents, can take a full day or more. You get a time estimate with the quote.
Do I have to be there for a house clearance?
No. A key with a neighbour, a key safe, or access arranged through an estate agent or solicitor all work. If you are not on site, the crew will call or WhatsApp you if anything turns up that needs a decision.
Can I keep some items?
Yes. Walk the crew through anything staying before loading starts, and either move those items into one room or label them clearly. Nothing you have flagged to keep gets touched.
What if something valuable turns up during the clearance?
The crew stops and asks you. Jewellery, cash, documents, photographs and anything that looks valuable are set aside and handed to you rather than loaded. If you are not on site, the item is photographed and you are contacted straight away.
Can you do a same-day house clearance in York?
Often, yes, depending on crew availability. Call or WhatsApp 07857 386029 in the morning and same-day is usually possible across York for smaller jobs.
