Often the same or next day for single rooms and smaller clearances in York. Full-property clearances usually need 24 to 48 hours' notice so we can schedule the right crew and van size. Ring us. We'll tell you honestly what the diary looks like.

Not for the whole job. We're used to working from keys (common for executors, landlords, or anyone who doesn't want to be in the property). We'll call before we arrive, send photos during if you want them, and lock up afterwards.

We flag anything saleable or donatable before it goes. If you want it kept for the family, we set it aside. If you want it donated, we take it to the charity shops and community projects we work with locally. If you'd rather sell, we can give you an honest view on what's worth the effort and what isn't.

Fixed price per job, not by the hour. The cost is based on volume (how much is going), access (flat, stairs, van parking), and whether anything needs specialist disposal (fridges, mattresses, electricals). You'll have a firm number before we start. If something genuinely changes on the day, we'll tell you before we change the price, never after.

Yes. If it's going, we take it. Furniture, appliances, clothes, books, loose bits in drawers, garden clutter, garage spill-over, the lot. The only thing we won't touch is anything containing asbestos. That needs a licensed specialist. Everything else is sorted at our end for reuse, recycling, donation or responsible disposal.

Regularly. It's one of our most common jobs. We work from keys, with solicitors, or with executors directly. Unhurried, discreet, and used to the paperwork side. We can provide Waste Transfer Notes and a written inventory of what was cleared if that's useful for the estate.

Usually the estate, meaning the cost comes out of the deceased's assets before anything is distributed, not the executor's own pocket. We invoice the executor or solicitor directly and provide a formal receipt for the estate accounts. If the estate is tight and there's genuine hardship, talk to us. We'd rather work something out than see a family stuck.

Everything gets sorted at our end. Reusable furniture and white goods go to local charity shops and community projects. Metals and electricals go through proper WEEE recovery. Wood, cardboard and clean rubble get recycled. Only what genuinely can't be reused goes to energy-from-waste or landfill. All transport is under our Upper Tier Waste Carriers Licence.

Yes, fully insured for public liability, and goods are handled by a trained crew. If we damage something on the way out (we almost never do), we're covered. Proof of insurance available on request.
