House clearance pricing confuses people because most companies avoid publishing it. Here are the actual numbers for York properties, what changes the price up or down, and how to get a quote that holds.
01What does house clearance cost in York?
The table below covers typical clearance jobs at Mukin's standard rates. These assume full-house contents, meaning the property has not been partially cleared beforehand.
| Job type | Typical range |
|---|---|
| Single room or garage | £150–£300 |
| 1-bed flat (full) | £300–£600 |
| 2-bed flat or small terraced house | £500–£900 |
| 3-bed semi-detached or terraced | £700–£1,200 |
| 4-bed house | £1,000–£2,000 |
| 5-bed or large detached | £1,400–£2,500+ |
A 3-bed house cleared by the family before we arrive is a different job from a 3-bed house with 30 years of possessions in place. Volume of contents matters as much as property size.

A two-minute walkthrough video of the property means we can give a fixed price without a home visit. Most quotes come back the same day.
02What changes the price?
Volume of contents is the biggest single factor. Beyond that:
- Access: stairs, no off-street parking, or a tight front path add time. A first-floor flat with no lift and a narrow staircase is slower than a ground-floor house with direct van access.
- Hazardous items: asbestos insulation, old oil drums, tyres, and certain chemicals cannot go in the van. These are handled and priced separately.
- Location: properties in Selby, Harrogate, Malton, or beyond York's core service area may carry a small travel addition.
- Resaleable contents: a clearance with good-condition furniture and working appliances reduces disposal costs. In some cases this brings the price down.
03How we price a clearance
Mukin gives fixed quotes, not estimates. We look at the job, either in person or via photos and a short call, then give you one price. No hourly billing and nothing extra on the day.
What is included
- Labour for the full duration of the job
- Transport to disposal, donation, and recycling facilities
- Waste transfer note for your records
- Donation of usable items to York charity shops
- Disposal under Mukin's Upper Tier Waste Carriers Licence
What is not included
- Specialist asbestos removal (requires a licensed contractor)
- Items already outdoors that require a separate skip
- Piano disposal (priced separately due to specialist handling)
04Partial clearances
You do not need to clear the whole property. Mukin can clear a single room, a garage, a loft, or a garden. Partial clearances are priced on volume and access, with no minimum job size.
| Partial job | Typical range |
|---|---|
| Garage clearance | £150–£350 |
| Single bedroom | £150–£250 |
| Loft clearance | £200–£500 |
| Garden with bulky items | From £200 |
05How council clearance compares
York City Council does not offer a general house clearance service. What they do offer is a bulky waste collection for individual large items, charged per item with a 1 to 3 week wait. Useful for one or two large pieces. Not practical for a full room or house.
If you can transport items yourself, Hazel Court HWRC is free for York residents. That works for a car load. For a van load or more, a clearance company is usually faster and cheaper once you factor in your own time and fuel.
Frequently asked questions
How much does a full house clearance cost in the UK?
Between £400 and £2,500 depending on property size and contents volume. In York, a 3-bed semi typically runs £700 to £1,200.
Is house clearance VAT-able?
Yes, if the company is VAT registered. Check whether any quote includes VAT before accepting. Mukin's quotes are all-in with no additions on the day.
Can I get a fixed quote before the clearance?
Yes. Mukin gives fixed quotes based on photos, a video call, or a site visit. The price you agree is the price you pay.
What is the cheapest way to clear a house in York?
If you can transport items yourself, Hazel Court and Towthorpe HWRC are free for York residents. York Council's bulky waste collection charges per item. A clearance company makes sense when volume is large or time is tight.
Do house clearance companies buy furniture?
Some do, but a cash payment is uncommon. Items of value are more likely to reduce your clearance cost rather than produce a separate payment.
How much does council house clearance cost?
York Council charges per item for bulky waste collection, currently around £25 to £35 per item with a 1 to 3 week wait. There is no full-house clearance service from the council.
