Key takeaways
  • Call before noon and Mukin can clear an end-of-tenancy property in York the same day. Most rentals take 2–5 hours.
  • Every job includes a fixed written quote, a waste transfer note, and an itemised invoice - the evidence you need for a deposit deduction claim.
  • Landlords cannot simply bin a tenant's abandoned belongings. Written notice and a reasonable storage period apply under the Torts (Interference with Goods) Act 1977.
  • Typical costs run from £80–£200 for a studio or single room up to £350–£700 for an HMO.
  • White goods are included with no separate surcharge.

01The short answer

Call before noon and Mukin can clear an end-of-tenancy property in York the same day. For most York rental properties - a 2-bed terrace, a city-centre flat, an HMO room - the job takes 2–5 hours depending on volume. You get a fixed written quote, a waste transfer note, and an itemised invoice that can be used for deposit deduction claims.

02End of tenancy clearance for landlords

York has a large and active rental market driven by the University of York, York St John, and the city's tourism and healthcare sectors. Tenancy turnover is highest in June and July, when student tenancies end. An empty property costs its owner £30–£100 per day in lost rent. Getting it cleared and re-let fast matters.

Common landlord scenarios Mukin handles:

  • Tenant gave notice and left belongings behind at move-out
  • Fixed-term ended and tenant left without clearing
  • Tenant passed away during the tenancy
  • Eviction aftermath - property cleared for new tenancy
  • Long-term tenant moved to care home, property now void

Mukin issues a waste transfer note and an itemised invoice on every job. Both documents are what you need to support a deposit deduction claim through TDS, DPS, or mydeposits. Keep them with your tenancy records.

03End of tenancy clearance for tenants

If you are moving out and have more than you can take, clearing the property properly before the inventory check is usually cheaper than losing part of your deposit to a landlord-organised clearance.

A typical calculation: paying £150–£350 for Mukin to clear the property compares favourably to a deposit deduction of £200–£600 for landlord-arranged clearance (which tends to be invoiced at a premium rate). Get a quote from Mukin before the checkout date and arrange the clearance for the day before.

One practical step: agree in writing with your landlord or letting agent what the property needs to look like before the checkout inventory. If the agent confirms that a cleared and swept property is sufficient, that is your target. Mukin leaves cleared areas swept and surfaces wiped.

04What to do with tenant-abandoned belongings: the legal position

A landlord cannot simply bin a tenant's belongings because the tenancy has ended. Under the Torts (Interference with Goods) Act 1977 and common law obligations, there is a process:

  • Written notice to the tenant at their last known address, sent by recorded post, advising that their goods are being held and a date after which they may be disposed of.
  • A reasonable storage period, typically 14–28 days, giving the tenant an opportunity to collect their belongings.
  • After the notice period, the landlord may sell, donate, or dispose of the goods, offsetting reasonable storage and disposal costs before accounting for any proceeds to the tenant.

The NRLA (National Residential Landlords Association) has detailed guidance on this process. Mukin's role is the disposal step - we do not advise on the legal notice process. If you are uncertain, check with the NRLA or a solicitor before disposing of belongings.

Landlord note

Waste transfer note for your records

Every Mukin job includes a waste transfer note. This is the legal document confirming proper disposal under the Environmental Protection Act duty of care. It also supports your deposit deduction claim as evidence of disposal costs.

05How much does end of tenancy clearance cost?

Property typeTypical clearance cost
Studio or single room£80–£200
1–2 bed flat or terrace£180–£350
3-bed semi or terrace£280–£500
HMO (3–5 rooms)£350–£700

These are indicative ranges for typical end-of-tenancy volume. A property left in reasonable condition with a few items to remove is at the lower end. A full-house abandonment with white goods and accumulated rubbish is at the higher end. See how clearance is priced for a full breakdown. All quotes are fixed and written before any work begins.

06What is included

  • All contents flagged for removal
  • White goods (fridges, washing machines, ovens) - no separate surcharge
  • Waste transfer note, issued on completion
  • Itemised invoice suitable for deposit deduction or business accounts
  • Cleared areas left swept and tidy

If you need the cleared items listed individually for an inventory cross-reference, let us know when booking and we will provide that as part of the job.

07Coordinating with letting agents

Mukin can attend at the same time as the inventory clerk, or before. Some agents want the property cleared first so they can document the end state; others want the inventory done first so there is a record of what was present at checkout.

Let your agent know the clearance is booked and confirm the preferred sequence. We will work to whatever order suits the agent. If the agent wants to be on site during the clearance, that is fine - we are used to it.

Landlords with multiple York properties: ask about repeat-customer rates when you call. Regular work is scheduled at priority and invoiced monthly if preferred.

Frequently asked questions

Who pays for end of tenancy clearance?

If the tenant arranges it before moving out, the tenant pays. If the landlord arranges it after the tenancy ends due to abandoned goods, the landlord pays and may claim costs from the deposit or pursue the former tenant for the difference.

Can a landlord deduct clearance costs from the deposit?

Yes, if the tenant left belongings or rubbish and this is documented at the inventory checkout. A waste transfer note and itemised invoice from Mukin is the correct supporting evidence for a deposit deduction claim.

How fast can Mukin clear an end-of-tenancy property?

Same-day in York if you call before noon on 07857 386029. Next-day is straightforward for most property sizes.

Do you provide a waste transfer note?

Yes. Every Mukin clearance includes a waste transfer note and an itemised invoice. Both are issued on completion of the job.

What about white goods left behind?

Mukin takes all white goods including fridges, washing machines, and ovens. No separate surcharge on end-of-tenancy jobs.

Do you do HMO clearances?

Yes. HMOs are a regular part of the York work we do, particularly in the June to July student tenancy changeover. Call to discuss timing and pricing for multi-room properties.
